What makes a good HMO?

In this episode, I’m joined by Richard Nicholls of The Property Advantage. Richard has worked in property sales since he was 18 and has a unique oversight of the HMO property market because they specialise in selling HMOs. He spends a lot of his time up and down the country and in and out of HMOs giving him a good idea of what's going on all over the UK.

So in this insightful conversation, we discussed:

  • The variables involved in valuing properties and down valuations
  • The types of HMO buyers
  • What makes a HMO good or bad
  • The importance of understanding your portfolio
  • Managing expectations when investing in HMOs
  • The problem with overleveraging
  • His thoughts on the future of the HMO market
