1) Risk Tolerance - The liability and risk levels in multi-family is tremendous, do your due diligence and do not take anything at face value, so much can lie beneath.
2) Time Availability - Before, during and after there is a need for time. For us, on this one it seemed to be all consuming.
3) Knowledge - If you don’t know, find someone who does. You need multi-family knowledge specifically to do these deals. The single family experience is not enough.
4) Inner Circle - Surround yourself with people who know about this space.
5) Access to Capital - You must have access to funds for capital improvements, maintenance and operations.
